Beginning October 1, 2026, expanded SBA 504 benefits are creating new opportunities for eligible small business owners to lower financing costs and keep more capital in their business.
For qualifying SBA 504 projects, two SBA fees are now waived:
- Upfront SBA guaranty fee
- Annual SBA service fee
These savings were and are still available to qualifying manufacturers and have now expanded to include certain businesses located in rural communities and those operating within eligible food supply chain industries.
Combined with the long-term, fixed-rate financing available through the SBA 504 program, these fee reductions can make financing a major business investment even more affordable for more eligible small business owners.
Manufacturing Businesses
Qualifying manufacturers continue to have access to the SBA 504 fee waivers. For business owners looking to expand production, purchase a facility, construct a new location, or invest in major equipment, SBA 504 financing may provide an affordable path forward.
Rural Businesses
To support growth in rural communities, the SBA has expanded these fee reductions to qualifying businesses located in counties that are at least 30% rural.
Eligible rural areas within MWSBF’s footprint include but are not limited to:
- Utah: 22 eligible rural counties
- Wyoming: 17 eligible rural counties
- Idaho: 35 eligible rural counties
- Colorado: 43 eligible rural counties
Food Supply Chain Businesses
Certain businesses involved in the food supply chain may also qualify, including eligible businesses engaged in:
- Agricultural production
- Food processing
- Distribution
- Grocery operations
- Cold storage
- Refrigerated and frozen food transportation
- Warehousing
